This was an overnight stay and there were only a few campers when I was there. It is easily accessed off I-75 and is built in a hilly wooded area so there would be a lot of shade in the summer. Interior roads are paved and easily navigated with a big rig. The 50A pull-thru sites are on top of a hill and perched next to the interstate, so noise is a big issue. Sites are gravel on top of the native rocky soil and are reasonably level. It was raining throughout my stay and the soil drained well. I probably would stay here again.

I was here Jan. & Feb. as I got a decent rate for the two months, which had to be prepaid in full. The previous '09 reviews reflect my opinion of the place. 30+ years old, narrow roads, cramped sites, marginal maintainance, no trash pickup, hands-off management doing just enough to get by. There are some very undesirable sites next to the dumpsters and the railroad tracks. On the plus side the pool area is newer and quite nice. There are plenty of planned activities that will appeal to most people. All rec areas are heavily used. The front office staff was friendly and helpful the few times I had dealings with them. WiFi was available via Tengo, but I had a dismal connection where I was. This park is very, very popular with Canadians, especially Quebecers, so not speaking French can be a definite handicap to socializing. All in all, a below-average park.

A lovely, small park nestled among ancient native pecan trees by the Llano river. Very peaceful and serene setting just outside of town. I had a delightful visit with the owner and his old cat just before he fed the deer at sunset. Now, how cool is that? Had planned to stay only one night, but liked it so much I stayed for two. I definitely would stay here again.

Smaller park with good roads and level sites among trees of what was likely an old orchard. Spent a week here, and there was a mix of overnighters, some short-term and several long-term campers. Had a great potluck for Easter with the managers providing ham and turkey. Had my own WiFi so don't know about theirs. Would stay here again.

I atayed Jan - Mar, '08. A large park with many park models and with RV sites sprinkled among them. Be sure to take your bike! A well maintained park and facilities with good security. It has great pools, recreation areas and the two-story clubhouse is super. There are many planned activities, entertainment and events. It has a good laundry facility, too. It is close to shopping and eateries. I would stay here again.

Stayed here for several days and found it to be satisfactory. Very nice staff and managers. There was a mix of long-term residents and transient RVers. The level sites are all gravel as well as the roads, but there are mature pecan trees throughout the park. On Easter Sunday the managers had a delightful potluck and provided baked ham and potatoes. Felt it was over-priced for the time of the year.

This is a very nice park on the south side of town. It is well maintained, attractive and I enjoyed my stay here. The park is away from the highway so it was relatively quiet with the windows open. Regrettably, the manager on duty was rather gruff each time I spoke with her which made getting information a challenge.

Stayed here two nights and it was okay for my needs. The staff was friendly and responsive to my needs. The big drawback is it is simply acres of gravel with sites marked off. However, this seems to be the norm for campgrounds in Deming. It was handy to cafes and WalMart and is only 30 miles from Mexico for a day jaunt.

I stayed here for two months, January and February. This was my first time staying here and have mixed feelings about it. It is primarily a retirement community of park models with a few RV sites scattered around the park. The park has outstanding amenities and an abundance of activities for residents, both long and short term. As for me, I prefer parks that have more RVers than park models. If you need a long-term snowbird site with lots to do, this might be the one for you. Monthly rate was $525 plus electric and cable.
